VALUES PUBLISHED BY THE CALIFORNIA SPATIAL REFERENCE CENTER
(CRSC) AND MEETS THE REQUIREMENTS OF THE CALIFORNIA PUBLIC
RESOURCES CODE.

SURVEYOR'S NOTES
1. LOT 5 OF MB 21 /6 HAS AN OVERALL LENGTH OF 640 FEET. MOST DEEDS, INCLUDING THE THE SUBJECT
PROPERTY CALL FOR WHOLE FEET FROM THE NORTH LINE OF LOT 5; HOWEVER, THE PROPERTIES ADJOINING TO
THE NORTH DESCRIBED BY INST. NO. 96-120142 & INST. NO. 2004-0106824 USE THE LANGUAGE "THE NORTH
ONE -FIFTH". A CHAIN OF TITLE SEARCH FOUND THAT THE ORIGINAL CONVEYANCE WAS "THE NORTH 1 /5" THUS
CONFIRMING THAT THE FRACTIONAL CALL IS THE CORRECT DESCRIPTION.
UNFORTUNATELY, THE FRACTIONAL CALL IS AMBIGUOUS. IT IS UNCLEAR WHETHER THE CALL SHOULD BE DIVIDED
BY THE ORIGINAL 640 FEET OF LOT 5 OF OR BY THE ACTUAL MEASURED LENGTH OF 640.29 FEET.
IT IS THIS SURVEYORS OPINION THAT SINCE THE OTHER DEEDS TO THE SOUTH HAVE ALL BEEN DESCRIBED AS
WHOLE FEET FROM THE NORTH LINE OF LOT 5 THAT THE INTENT IS TO DIVIDE THE 1 /5 INTO THE ORIGINAL
LENGTH OF 640 FEET WHICH EQUALS 128 FEET. THIS METHODOLOGY PREVENTS THE SLIGHT OVERLAP OF 0.05
FEET.
2. GRANT DEED RECORDED JUNE 21, 2021 AS INST. NO. 21-279902 CONTAINS AN ABBREVIATED LEGAL
DESCRIPTION THAT IS NOT CORRECT. SEE THE PRIOR GRANT DEED RECORDED FEBRUARY 19, 2014 AS INST. NO.
2014-006124 FOR THE CORRECT LEGAL DESCRIPTION, WHICH ALSO MATCHES THE ORIGINAL CONVEYANCE.
